Real Estate Brokerage Interview Questions: 12 to Ask Before You Sign

Use these 12 real estate brokerage interview questions to compare your options and find the right fit before you make a move in the Treasure Valley.

Nobody ever sat down with you and built an actual plan. You became an agent because you are good with people, and you are. But somewhere between your license and your first closing, the business side never got taught. The plan became “work hard and hope.” If that sounds familiar, you are not alone, and it is not your fault.

Agents across the Treasure Valley switch brokerages every year for exactly this reason. They are not lazy. They are not bad at real estate. They just landed somewhere that never gave them a real foundation, and they stayed longer than they should have because leaving felt complicated.

You deserve a brokerage that treats you like a business owner, not a seat to fill. The right brokerage will help you build a plan, give you tools that work from day one, and support you without competing against you.

We have seen what happens when agents do their homework before they switch, and we have seen what happens when they do not. This post gives you 12 real estate brokerage interview questions to ask any brokerage before you sign. Use them to run an honest real estate brokerage comparison so the next move you make is the right one.

1. Will You Sit Down With Me and Build a Business Plan?

Ask this one first. A good answer is not “we have a training library” or “we offer classes.” A good answer is a yes, followed by a description of how and when that happens.

Business planning is the single most skipped step in most agents’ careers. If a brokerage cannot tell you who will sit with you, what framework they use, and when it happens, that is your answer. Move on.

The cost of skipping this step is real. Agents without a plan tend to chase transactions instead of building a business. Year three looks the same as year one.

2. Do Your Brokers Compete With the Agents?

This one matters more than most agents think to ask. In some brokerages, the managing broker is also an active production agent. That means the person who is supposed to mentor you is also competing for the same listings and buyers.

Ask directly: does any managing broker or owner in this office carry an active production book of business? If the answer is yes, think carefully about what that means for the guidance you will receive.

At 43° North, our brokers do not compete with agents. That is a structural choice that shapes everything about how support actually works here.

3. What Does Support Look Like on a Tuesday Afternoon?

Every brokerage says they are supportive. Ask for specifics. Is there someone available by phone? By text? In person? What is the typical response time when you have a contract question on a deal that closes in 48 hours?

Vague answers to this question are a red flag. A brokerage that cannot describe its daily support rhythm probably does not have one.

In a fast-moving market like the one Treasure Valley agents work in, slow answers cost money.

4. What Marketing Support Is Included, Not Upsold?

This is where you need to read the fine print. Many brokerages offer marketing tools, but the tools that actually matter often come with a separate fee. Ask the brokerage to walk you through exactly what you get on day one at no additional cost.

Look for things like an agent website, a Google Business profile, business cards, an email signature, a social media presence, and a one-on-one strategy meeting. If the answer requires you to log into a marketplace and start choosing add-ons, that is not day-one support. That is a menu.

Every new agent at 43° North starts with a social media welcome post, an agent website, a Google Business page, a name tag, business cards, and an email signature, plus a one-on-one marketing strategy meeting and an audit of their digital presence. This is documented in the 2026 Marketing Menu of Services. It is not an upsell. It is the baseline.

5. How Are Leads Generated and Distributed?

Ask who generates leads at this brokerage and how they are shared. Some brokerages feed leads to their top producers first. Others have no lead system at all and expect you to build entirely from scratch without showing you how.

Neither of those is necessarily wrong, but you need to know which one you are walking into. Set your expectations correctly before you sign, not six months later.

Also ask what technology they use to manage your database. If you cannot easily take your contacts with you if you leave, that is worth knowing now.

6. What Does the Commission Structure Actually Look Like?

Do not let this conversation stay at the headline split. Ask about transaction fees, monthly fees, errors and omissions insurance, technology fees, and anything else that comes off your check before you see it.

Charging agents for tools and resources that should be included in their brokerage is worth surfacing in this conversation. A slightly lower split with no additional fees can put more money in your pocket than a high split with a long list of deductions.

Get it in writing before you commit. Ask for a sample settlement sheet from a recent transaction so you can see how the math actually works.

7. What Does Culture Look Like Here, and Can I Talk to Agents Who Are Not in Management?

Every brokerage will tell you their culture is great. What you want is evidence. Ask to be introduced to two or three agents who are not in leadership roles and have a real conversation with them.

Ask those agents what surprised them about the brokerage, what they wish they had known before they joined, and whether they would make the same choice again.

The answers you get in those informal conversations will tell you more than any recruiting presentation ever will.

RebelAnn Mueller, a REALTOR® at 43° North, described her experience this way:

I didn’t just want a place to work, I wanted relationships. As a new agent I was extremely nervous about my success and how I was going to navigate the real estate world and learn how to build a business at the same time. I embraced the concept Jeff Martel (Broker/Owner) repeated regularly ‘Getting outside your comfort zone, is where the magic is’. Jeff believes ‘Raising Tides, Raise all Ships’. In an industry that is as competitive as real estate is, it can be easy to develop a mindset of not wanting to share and help others in fear of lack of business. At BHG43ºN we have a mindset of abundance and we help each other and encourage each other. I cannot imagine hanging my license anywhere else. I didn’t just want a place to work, I wanted relationships. I have found that and so much more at BHG43N, I never thought I would be a top producer. I just wanted to find ‘some’ success. Without the support and encouragement I would not be where I am in my career.

8. What Happens to My Listings and Pending Deals When I Switch?

This is one of the most common fears agents have about switching, and it deserves a straight answer. In most cases, you can keep your active listings and pending deals when you move brokerages, but it depends on your listing agreements and the terms of your current broker contract. Check those documents before you assume anything.

Ask the brokerage you are interviewing how they handle this transition. A brokerage with real experience helping agents switch will walk you through it clearly and not leave you guessing.

The Concierge team at 43° North helps agents navigate this process, including guidance on contracts and what to review before making the move.

9. How Does Training Work After the First 90 Days?

Many brokerages invest heavily in onboarding and then go quiet. Ask what ongoing education looks like at the six-month mark, the one-year mark, and beyond.

Ask whether training is live or recorded, whether attendance is tracked, and whether the content is updated regularly. A library of videos from four years ago is not the same as a brokerage that runs live sessions on current market conditions in Meridian or Nampa.

Your market evolves. Your training should too.

10. How Does the Brokerage Handle Conflict Between Agents?

This one gets skipped often, and it should not be. Real estate is a competitive business. Situations come up. Deals get complicated. Agents disagree.

Ask how the brokerage handles it when two agents have a dispute, when a client wants to switch agents, or when a deal goes sideways. The answer tells you a lot about the leadership’s values and how much they actually care about the agent experience.

A brokerage that cannot answer this clearly either has not thought about it or does not want to.

11. What Technology Is Included and What Does It Actually Cost?

List out every platform the brokerage says you will use: CRM, transaction management, marketing tools, showing software, MLS integration. Then ask which ones are fully covered and which ones come out of your pocket.

Also ask who owns your data inside those platforms. If you leave, can you export your contact database easily? Some CRM platforms make it difficult to export data, which can effectively trap an agent.

Know this before you sign, not after.

12. Why Do Agents Leave This Brokerage?

This is the most underused question in any real estate brokerage comparison. Every brokerage can tell you why agents join. Ask why they leave.

A good answer is honest and specific. “Some agents outgrow us” or “we are not the right fit for solo agents who want full independence” are honest answers. A brokerage that cannot name any reason an agent might leave is either not paying attention or not being straight with you.

The goal is not to find a perfect brokerage. The goal is to find one that is honest with you about what it is.

How Long Does It Take to Switch Brokerages in Idaho?

Less than a week. That surprises a lot of agents who have been putting off the conversation because they assume the process will be painful.

Switching to 43° North takes less than a week. The Concierge team guides you through contracts and licensing and handles your license transfer with Idaho DOPL. Your email, brokerage accounts, and systems are set up before you walk in the door, and your database is moved into MoxiEngage. Your business cards, email signature, agent website, bio, and headshot are ready when you are.

In most cases, you can keep your active listings and pending deals when you switch, but this depends on your listing agreements and the terms of your current broker contract. Review those documents first. The Concierge team can help you understand what to look for.

The process is designed so your business keeps moving while you make the change. Most agents are surprised by how smooth it is once they actually start.

If you are ready to see what joining a brokerage built around agent success looks like in the Treasure Valley, the agent stories and next steps at 43re.com/join43 are a good place to start.

Where do you go from here?

The cost of waiting

Agents who skip the interview process often end up at a new brokerage with the same problems they were trying to leave behind. Another year without a real plan means another year of unpredictable income and no clear path forward.

The life after

When you find a brokerage that builds a plan with you, markets your brand from day one, and cheers for your success without competing against you, the business side of real estate finally starts to make sense. That clarity compounds every single year.

Quick answers

What is the most important question to ask a brokerage before switching?

Ask whether a broker will sit down with you and build an actual business plan. Not point you to a training library, but actually sit with you, learn your goals, and map out a path. If the brokerage cannot answer that clearly, everything else they offer is built on a shaky foundation. Culture, commissions, and tools all matter, but direction matters most.
