Earn More Revenue.

Most Sellers Don't Have the Capital to Make Upgrades to Their Home.

And the improvements that unlock the highest sale price are almost always the ones they can't cash-flow.

Paint

The single highest-ROI update. Buyers notice color, tone, and finish before they notice anything else.

Staging

Staged homes photograph better, show better, and close faster. Empty rooms cost the seller money.

Kitchen

A cosmetic refresh, new paint, hardware, and countertops, moves the ceiling on the whole home.

Flooring

New floors or a refinish erase one of the biggest buyer objections and let the home list at its true number.

Lighting

Fresh fixtures modernize every room for a small spend, and change every listing photo.

Curb Appeal

The first offer starts at the curb. Landscaping, exterior paint, and a fresh front door raise it.

It's frustrating watching a great listing sell under its potential just because your client can't fund the prep.

No seller should leave $30 to $50K on the table because they couldn't cash-flow the work that would've unlocked it.

A Tool to Help Every Listing Reach Its Maximum Value.

Better tool, better conversation at the kitchen table, better outcome at closing.

Win More Listings.

Show up with a plan for the money and win the appointments other agents lose.

Higher List Prices.

Update the home, then price it at its true ceiling. Bigger list price, bigger commission check.

Referrals for Life.

Sellers who net $30K, $50K, or $80K more than they expected tell everyone they know.

Top-Dollar Reputation.

Become the agent known for getting every home to its highest possible number.

Up to $75K to prep the home before it hits the market, with nothing due until closing.1

Three Steps. One Conversation.

Simple enough to explain at the kitchen table. Real enough to change the outcome of the appointment.

1

Have the Top-Dollar Conversation.

Show your client what the home could sell for after updates, not just as-is. Bring the CMA. Bring the walk-through. Bring the plan for how they pay for it.

2

Send the Concierge Application Link.

Your client applies directly. Soft credit check, no impact to their score. Up to $75K funded. Any vendor they want. Nothing due until closing.1

3

List Higher, Sell, Repaid at Closing.

Your client only repays what they actually used, straight from the sale proceeds. Notable takes the financial risk, not you or your brokerage.

We Know That Appointment.

We know what it's like to walk out of a listing appointment knowing that home could sell for $50K more if it just had fresh paint and staging. And to lose the listing to the agent who said "we can list as-is."

Before and After.

The Details.

Everything you (and your client) need to know before you send the link.

01 · Funding Amount

Up to $75,000.

Amount depends on FICO. 680+ qualifies for up to $50K. 780+ qualifies for up to $75K. Sufficient home equity required.

02 · Repayment

Nothing Due Until Closing.1

Repay only what your client actually spent, straight from sale proceeds. Repay at closing or 12 months from origination, whichever comes first.

03 · Vendor Freedom

Any Vendor. Any Project.

No approved-vendor list. No project management oversight. Painter, stager, handyman, contractor: your client picks.

04 · Application

Soft Credit Check to Apply.

No impact to your client's credit score. Answer in minutes. Seller applies directly at myconcierge.notablehome.com.

05 · Cost

$499 Origination · 8.99% to 16.99% APR.1

Interest accrues until home closes. Rate depends on FICO. Fees and interest due at closing along with principal.

06 · Risk

Notable Takes the Financial Risk.

Not you, not your brokerage. Notable is a licensed lender (NMLS #1824748) purpose-built for pre-sale home improvement funding.

Disbursement options: debit card, ACH transfer, or direct check to vendor.

Extensions: available at 12 months if home is still actively listed, subject to Notable approval.

Answered.

Do I have to be the loan officer or manage the money?
No. Notable owns the application, the underwriting, the disbursement, and the closing repayment. Your job is to send your client the application link and use the funds to help them list stronger.
What if the home doesn't sell?
If the home hasn't sold at twelve months from origination, the loan is due. Sellers can request an extension if they still intend to sell (subject to Notable approval). If the listing agreement is cancelled or expires, repayment is due at that point. Notable carries the credit risk, not the brokerage.
How is this different from RealVitalize?
Market Ready Concierge replaced RealVitalize on 04-15-2026. Bigger funding limit (up to $75K vs commission-capped), no Angi vendor requirements, no third-party project manager, and Notable carries the loan risk instead of the brokerage.
Can I use it on every listing?
It's a fit anywhere the seller has equity, meets the FICO and list-price qualifications, and could benefit from pre-list improvements. Not every home needs it, but it should be part of every listing conversation where prep costs are a factor.
Where do I get the application link and marketing collateral?
Everything lives in the Market Ready Concierge resource center. BHGRE-branded seller overview, agent overview, and the FAQ deck are on Canva Enterprise, ready to co-brand.
